Signage Maintenance Services in Dubai and the UAE
Signage only keeps working for a brand if it keeps working: lit at night, clean in the day, and structurally sound in UAE heat, humidity, and wind. Metroplus provides ongoing maintenance for the signage we install and for existing signage from other suppliers, covering routine inspection, cleaning, electrical and LED repair, and structural checks for fascia, pylon, monument, and illuminated signage across Dubai and the wider UAE.
Preventive and Corrective Maintenance
Preventive maintenance is a scheduled inspection and service visit before something fails: checking LED modules, drivers, and wiring, cleaning acrylic and metal faces, and inspecting structural mounts and foundations for corrosion or movement. Corrective maintenance responds to an issue already reported, a dead section of lettering, a flickering panel, or storm damage, with a technician dispatched to diagnose and repair on site or return with replacement parts where needed.
Inspection, Cleaning and Electrical Repair
A maintenance visit typically covers a visual and electrical inspection of the sign structure, illumination, and mounting hardware, along with cleaning of acrylic faces, metal cladding, and lenses to keep brightness and finish consistent. For illuminated signage, our technicians test drivers, transformers, and LED modules, and replace failed components to restore full illumination rather than leaving a sign partially lit.
Access, Safety and Emergency Response
Facade-mounted and elevated signage needs safe access, so maintenance visits are planned with the right equipment, cherry pickers, scaffolding, or rope access, depending on height and site conditions, and scheduled around building access hours where required. For urgent issues such as a damaged pylon sign or an electrical fault, we arrange an urgent visit to make the sign safe as quickly as site access allows; response arrangements for AMC clients are agreed in writing.
AMC Options and Reporting
For clients with multiple signs or locations, we offer Annual Maintenance Contracts (AMC) with scheduled visits, an agreed response arrangement, and a single point of contact instead of ad hoc call-outs. Each visit is documented with before-and-after photos and a condition report, so building owners and brand teams have a clear record of what was inspected, repaired, and replaced over time.

A maintenance plan starts with a sign register
A reliable maintenance programme begins by identifying what is installed. Give each sign an asset number and record its location, dimensions, mounting height, illumination type, operating hours and access restrictions. Retain the installed module and driver references wherever available. This allows the maintenance team to plan the visit and reduces the risk of fitting a replacement that differs electrically or visually.
Inspect each asset according to exposure and consequence of failure. A sheltered reception sign and a sign above a busy entrance require different access planning and inspection priorities. Any schedule should reflect the manufacturer’s instructions, site requirements, environmental conditions and previous faults. Increase attention after reported damage or unusual weather; calendar intervals alone do not establish that an installation is safe.
Separate the fault from the visible symptom
A dark letter can result from a failed module, power supply, connector, cable or control setting. Record whether the problem affects one section or the entire sign, whether it appears intermittently, and whether it changes after the sign has been operating. Electrical diagnosis and elevated access should be handled by competent personnel. Site staff can provide photographs from a safe position and avoid repeated attempts to reset a faulty circuit.
What an AMC should make clear
| Contract field | Information to agree |
|---|---|
| Assets and visits | Sign register, inspection scope, visit frequency and access windows |
| Repairs | Included labour, parts allowance, approvals for additional work and exclusions |
| Response | Fault categories, acknowledgement and attendance terms; distinguish making safe from permanent repair |
| Reporting | Photos, findings, component changes, remaining defects and recommended follow-up |
| Access | Permits, isolation, lifting equipment and who provides them |
After each visit, retain a dated report against the asset number. Repeated failures should trigger investigation of heat, moisture, voltage or component compatibility rather than repeated like-for-like replacement without diagnosis. Ask Metroplus for a condition survey and a maintenance proposal aligned with your actual sign register. For related guidance see our signage warranty page and the LED retrofit guide.
Does an AMC include every replacement part?
The agreed schedule of inclusions and approvals defines this. An AMC should state which parts, labour and access are included and which require separate approval, rather than imply unlimited repairs.
Request a Signage Condition Survey
Not sure what state your signage is in? We carry out on-site condition surveys across Dubai and the UAE, assessing structural condition, illumination, and finish for every sign on a property or across multiple locations, then provide a prioritised report and quote covering repairs, an AMC, or a full refurbishment. Contact our team to schedule a survey for your building, retail unit, or portfolio.

FAQ
How Repair and Planned Maintenance Work
Most sign faults show up as dark sections, flicker, uneven colour, water ingress or loose fixings. Photographs and access details let us judge whether a repair, a part replacement or a planned maintenance visit is the right next step.
Common symptoms
Dark letters or sections, flicker, colour shift between modules, faded faces, water inside the cabinet and loose or corroded fixings.
Inspection and access
We confirm how each sign is reached, the access equipment needed and any landlord or mall working-hour rules before a visit.
Repair versus replacement
Inspection shows whether modules, drivers or faces can be replaced or whether the sign has reached the end of its useful life.
Planned maintenance scope
Inspection frequency, inclusions, access charges and exclusions are agreed in writing for your signage estate.
What we need to scope a maintenance service
Before we propose a maintenance scope, we need to understand the signage estate and how each sign can be reached.
Share the locations, sign types, approximate age, known faults and any installation records. Identify high-level signs, restricted working hours and landlord access requirements so the service reflects the real site conditions.
Locations and sign types
List each site, sign type and approximate age.
Access
Note high-level signs, restricted hours and landlord access rules.
Asset register
A clear register makes recurring faults easier to find and repairs easier to plan.
Reporting
Agree the inspection scope, report format and treatment of replacement components, access equipment and permits.
Designing access into illuminated signage
Service access should be discussed while the sign is being designed. Ask where the drivers are located, how modules can be reached and which parts must be removed for maintenance. A removable face is useful only if the installed location allows it to be opened safely. Record the agreed arrangement in the fabrication and handover information, including component references, and review a representative detail before approving a difficult-to-reach installation.
Driver location
Where drivers sit and how they are reached without disturbing finishes.
Removable parts
Which faces or panels open, and the space needed to open them.
Surroundings and equipment
Nearby finishes, ceilings and the access equipment a visit will need.
Recorded arrangement
Access details and component references kept in the handover record.
Help us prepare the right visit
Share an overall photograph, a close view of the issue and the location of the sign. Tell us whether the problem is constant or intermittent, when it began and whether access is restricted. Include previous drawings or component records if available. Do not open electrical enclosures or attempt access at height to obtain information. The visit scope can then distinguish visible inspection, fault investigation and any separately agreed repair work.
Overall photo and location
Where the sign is and how it looks from normal viewing distance.
Close view of the issue
Dark sections, flicker, damage or water ingress, photographed from a safe position.
Constant or intermittent
When the fault began and whether it changes during the day.
Access restrictions
Height, working hours and any landlord rules for the site.
Survey boundary and planned-service scope
A visual condition review, an electrical investigation and a structural assessment are different activities. We agree what the visit includes before it is scheduled, keep a sample asset register for your estate, and list repair exclusions in writing. For buildings or portfolios, see our signage condition surveys.
Sample asset register
Sign ID, location, type, photos and known faults for each sign.
Survey boundary
What the visit covers, and what needs a specialist.
Planned-service scope
Inspection frequency and what each visit includes.
Repair exclusions
Work quoted separately, such as access equipment or replacement parts.
Keep the Information Needed to Look After Your Signage
Maintenance is easier when the installed sign can be identified. Keep the project reference, sign location, approved specification and handover information together so the service team can review the correct assembly.
When reporting a fault, describe what has changed and when it occurs. A photograph of the sign and its location can help the team understand the issue before access arrangements are discussed. Share any available model or component references without opening electrical equipment yourself.
Warranty enquiries
Provide the project or invoice reference and the relevant warranty schedule. Coverage, start date, included components and service arrangements are checked against the written terms issued for the installation.
Maintenance and warranty documents
Keep the maintenance contract alongside the warranty schedule: the two documents may cover different responsibilities.
Incomplete records
If records are incomplete, send the information you have. The team can advise what further details are needed to review the request and plan the next step.
Signage Cleaning and Emergency Sign Repair in Dubai
Dust, humidity and heat reduce the brightness and appearance of signs in the UAE faster than in many other climates. Regular cleaning of faces, letters, lightboxes and screens keeps signs legible and lets small faults be found before they become failures.
Cleaning visits can be scheduled within an annual maintenance contract or ordered on demand. For urgent faults, such as a sign that is unsafe, partly dark or loose, report the location with a photo; the team will advise the safest immediate action and arrange access for the repair.
Scheduled cleaning
Fascias, letters, lightbox faces, totems and directories cleaned with methods suited to each finish.
Lighting checks
LED modules, drivers and timers checked during cleaning visits, with failed parts reported.
Emergency repairs
Make-safe and repair visits for damaged, loose or failing signs, with access equipment arranged as needed.
Annual maintenance contracts
AMC packages for single sites and multi-site estates, with visit frequency, response and reporting agreed in writing.
